Who needs a home inspection?

Anyone making one of the biggest purchases of their life should know what they are buying. A home inspection is most often ordered by buyers during the contingency period, but it is just as useful for sellers who want to find problems before a buyer does, and for owners who have not looked closely at their house in years.

What does a home inspection cover?

The inspection is a full visual review from the roof to the foundation. Here is what Will works through on every home:

  • Insulation and ventilation in attics and other accessible spaces
  • Interior walls, ceilings, floors, stairs, doors and windows
  • Kitchen appliances and other built-in items that are part of the sale

A home inspection is visual and non-invasive. It reports what can be seen and safely reached on the day. It is not a guarantee or a warranty, and it does not replace specialty testing where that is warranted.

How it works and what you get

You book by phone or through the contact page, and Will schedules a time that fits your contingency window. Weekday hours run Monday through Friday, 8am to 5pm, and Saturday is on call with same-day inspections. Sunday is closed.

On site, you can follow along and ask questions. Afterward you receive a photo-documented report, delivered the same day or within 24 to 48 hours. Findings are organized so you can tell what is a safety concern, what needs repair and what simply needs watching. You can call with questions before or after closing.

Can I attend the inspection?
Yes, and it is encouraged. Attending lets you see issues firsthand, hear plain explanations and ask questions while they are fresh. You can also call afterward with questions, before or after closing, and we will go over anything in the report.

Does a home inspection include mold or radon testing?
Not automatically. A standard home inspection is visual and does not include laboratory sampling or radon measurement. If you want those, add radon testing or a mold inspection when you book so everything happens in one visit.
