Before you book

Buying or owning property raises a lot of questions, and most of them have simple answers. The questions below are the ones clients ask Will most often, from how reports work to when radon testing makes sense.

Common questions

How do I book an inspection?
Call 878-300-6621, email [email protected], or use the contact page to request a date. Give the property address, your closing or deadline date, and the type of inspection you need. Will confirms the time, and Saturday same-day inspections are available on call when your schedule is tight.
How much does an inspection cost?
The cost depends on the property, including its size, age, type and the services you add. The fastest way to see a number is to get a free estimate online. It takes a minute and there is no obligation to book afterward.
What does a home inspection cover?
A home inspection is a visual review of the structure, roof, exterior, grading, plumbing, electrical, heating and cooling, insulation, ventilation and interior. Should I attend the inspection?
Yes, you are welcome to attend and ask questions on site. Seeing issues in person, such as a water stain or an aging panel, helps you understand them far better than a photo. If you cannot be there, you can still call Will with questions before or after closing.
When will I get my inspection report?
Reports are photo-documented and delivered the same day or within 24 to 48 hours. You get clear photos tied to each finding so you can share the report with your agent, contractor or attorney. Tell Will about any tight deadline when you book.
How long does an inspection take?
It depends on the size, age and condition of the property, and on any add-on services. A larger or older home takes longer than a small, newer one. Will does not rush, because missed details cost buyers more than extra time on site.
Do I need a radon test?
It is a smart addition in western Pennsylvania. The EPA action level is 4 pCi/L, and the only way to know a home's level is to test it. Will uses continuous radon monitoring and gives you written results. Read more about radon testing.
What happens if you find mold?
Will documents the visible conditions, looks for the moisture source, and recommends air or surface sampling when it is warranted. Finding the water problem matters more than the mold itself, since mold returns if moisture stays. Details are on the mold inspection page.
Should I inspect a newly built home?
Yes. New does not mean defect free, and builders work fast. Phase inspections before drywall and before closing catch problems while the builder is still on the job and can fix them. See new construction inspections.
Do you inspect commercial buildings?
Yes. Commercial condition assessments cover offices, retail, multi-family and mixed-use properties, for buyers, lenders and owners planning capital work. Will also inspects industrial buildings such as warehouses and shops. Start with the commercial inspection page.
What is a 4-point inspection?
A 4-point inspection reviews the roof, electrical, plumbing and HVAC systems in the format insurance carriers ask for. It is often required for older homes before a policy is issued or renewed. Learn more about the 4-point inspection.
Do you provide expert witness services?
Yes. Will provides forensic inspection and expert witness consulting for disputes involving construction defects, water damage and property condition. The work is objective, documented and built to hold up under scrutiny. See the expert witness page.
Can you help with squatters or unauthorized occupants?
Yes, Semper Fi coordinates property recovery under Pennsylvania Act 88 and the West Virginia Stop Squatters Act. This is coordination and documentation, not legal advice, so talk with an attorney about your case. See property recovery.
What areas do you serve?

What are your credentials?
Will Kuhn is a Certified Master Inspector (CMI, CCMI), an InterNACHI member, and CCPIA, IAC2 and MC/RC certified. He is a U.S. Marine Corps veteran with a construction background, and the business carries errors and omissions and general liability insurance. More on the about page.
Are you independent of real estate agents?
Yes. Semper Fi is independent of agents and sellers, and Will works only for you. Nobody is paying him to make a deal go smoothly. The business motto is integrity, accuracy, truth, and the report reflects exactly what he finds.
Can I call with questions after the inspection?
Yes. You can call Will with questions after the inspection, whether you are still in your contingency period or already past closing. Part of the job is helping you understand what the report means and what to do next.
Will the inspection tell me to walk away from the house?
No. An inspection reports condition, and the decision is yours. Will explains which items are serious, which are routine maintenance, and what might need a specialist. Use the report to negotiate repairs, plan a budget or walk away with confidence.
What days and hours are you available?
