Who is a new construction inspection for?

If you are buying a new home from a builder, or building on your own land with a contractor, these inspections are for you. The builder's own superintendent and the local code official both look at the house, but neither one works for you. Semper Fi does.

Most construction problems come from ordinary causes: a rushed trade, a missed detail, a change made on site, a part installed backward. They are not signs of a dishonest builder. They are the reason every house benefits from a second set of experienced eyes.

Why timing matters

What does a new construction inspection cover?

The focus shifts with the phase. Here is what each one looks at.

Pre-drywall phase

  • Framing, headers, connectors and structural members
  • Rough electrical, boxes, wiring routing and panel work
  • Rough plumbing, supply and drain lines, venting and supports
  • Ductwork routing, connections and equipment placement
  • Window and door installation and exterior flashing details
  • Insulation readiness and air sealing opportunities

Final phase

  • Roof, gutters, grading and drainage away from the house
  • Operation of heating, cooling, plumbing fixtures and appliances
  • Electrical devices, GFCI and AFCI protection, smoke and carbon monoxide alarms
  • Doors, windows, trim, cabinets, flooring and finish quality
  • Attic, insulation, ventilation and crawl space or basement
  • Unfinished, damaged or missing items to add to the builder punch list

How it works and what you get

Call early, ideally when framing starts, so the pre-drywall visit can be scheduled before insulation and drywall crews arrive. For the final inspection, book a few days before your walk-through or closing. Weekday hours are Monday to Friday, 8am to 5pm, with Saturday on call for same-day inspections.

After each visit you receive a photo-documented report, delivered the same day or within 24 to 48 hours. Findings are written so a builder can act on them. You are welcome to attend, and you can call with questions before or after closing.

Common questions

Do new homes really need an inspection?
Yes. New does not mean defect-free. Builders work under schedule pressure, many trades pass through the house, and municipal inspections are limited in scope. An independent inspection catches workmanship problems and omissions while the builder is still obligated and motivated to correct them.
What is a pre-drywall inspection?
A pre-drywall inspection happens after framing and rough-in work but before insulation and drywall close the walls. It lets Will see framing, wiring, plumbing and ductwork that will soon be hidden. Problems are far easier and cheaper for the builder to fix at this stage.
What is a final new construction inspection?
The final inspection happens when the home is essentially complete, ideally before closing. Will checks finished work, operates systems and looks for defects, unfinished items and safety concerns so they can be listed for the builder to correct before you take ownership.
Should I schedule both inspections?
Both is best, because they find different things. Pre-drywall reveals hidden construction. The final inspection reveals finish quality and system operation. If you can only do one, the final inspection is the minimum, but the pre-drywall stage is the only chance to see inside the walls.
Will the builder mind an independent inspector?
Reputable builders expect them. Findings are delivered as a clear, photo-documented list you can hand to the builder or their site manager. Having the list in writing makes it easier to agree on what gets corrected before closing.
