What does a 4-point inspection cover?
The name says it: four systems, examined and documented.
- Roof: covering type and condition, flashing, visible damage, drainage and remaining-life indicators
- Electrical: service size and panel, breakers or fuses, visible wiring type and condition, grounding, and obvious hazards
- Plumbing: supply and drain piping materials, water heater, fixtures, visible leaks and water damage
- HVAC: heating and cooling equipment type and condition, operation, and visible components
- Photo documentation of each system and any defects found
- Notes on safety concerns a carrier is likely to ask about
A 4-point inspection is limited in scope. It does not evaluate the foundation, interior, attic framing or other parts of the home. For that, book a full home inspection.
How it works and what you get
Tell Will which carrier or form you are working with when you book, if you know. He inspects the four systems, takes photos, and produces a report the same day or within 24 to 48 hours. You can forward it to your agent or carrier, and you are welcome to call afterward with questions.
