Who is a manufactured home inspection for?

Buyers of manufactured and mobile homes benefit most, whether the home sits on its own land or in a park. It is also useful for sellers who want to address issues up front and for owners who have never had the home looked at closely.

These homes are built in a factory and set on site, so how well the home was installed matters as much as how well it was built. Support, anchoring, skirting and moisture control all affect how the home ages. A general inspection may skim past these. Here they are the focus.

Western Pennsylvania weather, with its freezes, wet seasons and snow loads, is hard on the underside and roofs of manufactured homes, which makes a thorough look even more worthwhile.

Manufactured homes are not all alike. Older units, single-wide and multi-section homes, and homes placed on permanent foundations each have their own quirks, and Will adjusts what he looks for to fit the home in front of him.

Moisture is the quiet enemy. Water that collects under a home, leaks through roof seams or wicks up through damaged skirting can rot floors and insulation long before anything shows inside. Will looks for those early signs so you can deal with them while they are still small repairs.

What does a manufactured home inspection cover?

Along with the usual home systems, Will examines the parts specific to manufactured construction:

  • Piers, blocking and the foundation support system
  • Tie-downs and anchoring components
  • Skirting, vents and access to the crawl area
  • Marriage lines, roof seams and section connections
  • Roof covering, flashing, gutters and penetrations
  • Exterior siding, windows, doors, steps and porches
  • Underside condition where accessible, including insulation and belly wrap
  • Plumbing supply, drain lines and water heater
  • Electrical service, panel and visible wiring
  • Heating and cooling equipment and ventilation
  • Interior floors, walls and ceilings for signs of moisture or movement

The inspection is visual and covers what can be safely reached. It does not certify the home to any federal or state standard.

How it works and what you get

Call or use the contact form to book, and let Will know if the home is on private land or in a park. On inspection day, you can walk along and see each finding. The photo-documented report arrives the same day or within 24 to 48 hours and separates safety concerns and repairs from items to monitor.

If moisture or mold is a worry, ask about a mold inspection or radon testing at the same visit.

Why an independent veteran Certified Master Inspector?

Semper Fi is independent of agents and sellers, and Will brings construction experience and a Marine's attention to detail. He is a Certified Master Inspector (CMI, CCMI), InterNACHI member, and holds CCPIA, IAC2 and MC/RC certifications, with errors and omissions and general liability insurance.

If the home is in a park, let Will know the lot and any access rules ahead of time. Underside and crawl areas are checked where they can be safely reached, and anything that could not be accessed is noted in the report.

Common questions

What makes a manufactured home inspection different?
It pays special attention to features site-built homes do not have. Those include the piers and foundation support, tie-downs, skirting, the marriage line where sections join, the roof and the utility connections. A general inspector who does not know these systems can miss problems.
What is the marriage line?
The marriage line is the seam where two sections of a multi-section manufactured home are joined. Gaps, sagging, water stains or uneven floors along the line can point to settlement, poor setup or moisture. Will checks it from inside, outside and underneath where accessible.
Do you check the piers and tie-downs?
Yes. Piers and tie-downs support and secure the home, so they are a core part of the inspection. Will looks at pier condition, spacing and visible alignment, plus anchoring components and any signs the home has shifted.
Is it worth inspecting an older manufactured home?
Yes, especially older ones. Age can bring worn roofs, moisture under the home, deteriorated skirting and outdated electrical or plumbing. An inspection shows what condition the home is actually in before you buy or renew your commitment.
How fast do I get the report?
Reports are photo-documented and delivered the same day or within 24 to 48 hours. You can attend the inspection, and you are welcome to call afterward with questions, before or after closing.
What will it cost?
Cost depends on the home and location. The easiest way to find out is to get a free estimate online or call 878-300-6621. The estimate is free.
